LAGUNA SPRINGS II MAINTENANCE ASSOCIATION GENERAL HOMEOWNER INFORMATION
We are proud of our community of 106 homes and we invite all homeowners to become involved in community activities, be they social or serving on
one of the committees that the Board has established. Through everyone's involvement we can keep Laguna II looking its best and maintain its
reputation as one of the nicest communities in Weston.
This part of our website is intended to help all our homeowners by providing general information. Please also browse the other sections of our
website for important contact phone numbers, forms, and the current Architectural Guidelines.
ASSOCIATION DOCUMENTS
Every homeowner should have the governing documents for Laguna Springs II which include by-laws and rules and regulations. If you did not receive
these when you purchased your home, please contact our Management Company for a copy (a fee will be charge to cover photocopying).
CABANA AND POOL
The cabana is available for rent for private parties. The rental rules and application are available on our website. Please note that rental of the
cabana does not include the use of the pool.
For residents who use the pool, rules are posted in the pool area; please be courteous to other pool users and follow the rules. A pool key is
required to enter the area and may be obtained from the Management Company.
The pool, pool furniture, cabana, and cabana furniture are owned by the Association, which means that we all bear the cost of maintenance, repair
and replacement via our maintenance fees. Please treat the property kindly. If you witness any vandalism, please call the Broward Sheriff's Office at
954-765-4321.
COMMERCIAL VEHICLES
Commercial vehicles, boats, recreational vehicles, motor homes, trailers, etc., are not permitted. If you own one of these vehicles, it must be kept in
the garage.
EXTERIOR MAINTENANCE
We pride ourselves on our community and strive to maintain a good appearance of our homes. Our bylaws require approval of any changes,
additions, or modifications to the exterior of any home. This includes landscape, painting, driveway alterations, etc. An architectural application
(available on our website) must be submitted to our Management Company and work should not proceed until approval is obtained. The palette of
approved exterior house colors is available at the Sherwin Williams store in back of the Country Isles shopping center. Remember that architectural
approval is required before repainting your home.
Inspections of the community are conducted on a regular basis. If you receive a communication as a result of an inspection, we ask you to take care
the issue promptly. The inspections are an important tool to keep our community looking great! Please avoid a possible fine by taking care of any
violations in a timely fashion.
GARBAGE
Garbage is collected on Tuesday and Friday, recycling on Tuesday. Garbage and recycling may be put at curbside the evening before collection,
and trash cans and recycling bins should be collected and restowed out of view of street and neighbor by the evening on the day of collection.
Landscape debris such as palm fronds may be bundled or tied, but should not exceed 4 feet in length. PLEASE DO NOT DUMP LANDSCAPE
DEBRIS ON COMMON PROPERTY.
The City of Weston also has bulk trash pickup days once each quarter. This pickup provides an opportunity to dispose of old furniture, appliances,
and other large items. Contact the City of Weston for upcoming dates.
GATE ENTRY
Either a card or a clicker is necessary to enter the community. Cards and clickers may be purchased from our Management Company. The gate is
under camera surveillance and vandalism will result in collection action against the responsible party. If you are expecting visitors to your home while
you are absent, please provide arrangements for gate access. The Association will prosecute any person, to the fullest extent of the law, who is
found committing intentional gate damage.
GO-PEDS/MOTORIZED SCOOTERS/ATV'S
Go-peds, motorized scooters, ATV's, and other such non-registered vehicles are not permitted in the community. Please refrain from children using
these within Laguna II. You may contact the Broward Sherrff's Office for additional information on this issue.
MAILBOXES
Mailboxes should be in good condition and have legible numbers in the approved size and style for the community. Routine maintenance,
replacement, cleaning and repair is the responsibility of each homeowner.
MAINTENANCE PAYMENTS
Assessments are due on the first day of the quarter. A late fee is added to the account if payment is not received by the 15th of the month. If the
assessment is not paid within 60 days, it will be turned over to our Attorney for collection and the homeowner will be responsible for the added
attorney fees involved in the collection process. Please do not let this happen by paying your maintenance fees on time!
Automatic withdrawals from your bank account can be arranged. Contact the Management Company for more information.
ON STREET PARKING
On street parking is not permitted. Parking on the sidewalk/swale/grass is not permitted. Vehicles parked in violation of the rules and regulations of
the governing documents may be towed at the sole expense of the owner if the vehicle remains in violation for a period of 24 hours from the time a
notice of violation is placed on the vehicle.
PETS
In accordance with Broward County ordinance, all animals must be leashed. Homeowners must also clean up after their pets. Please be respectful of
your neighbors when walking your pets. Additionally, please be considerate of your neighbors and respect the rules which prohibit excessive barking.
Owners whose dogs continuously bark or are left outside unattended are in violation of the association rules. To report an incident with an
unattended animal you may contact Animal Control at 954-359-1313.
RENTING OR SELLING YOUR HOME
Homeowners who rent or sell their home must complete a renter/buyer approval form and receive approval before the transaction can be finalized.
Additionally, a refundable $1000.00 security deposit must be provided if the home is to be rented.
STREETS
The roadways in Laguna Springs are owned and maintained by the Association. If you see any vehicle spilling fuel or oil on the road, get the license
plate number and make a report to our Management Company. If you are responsible for any type of leakage or spill on the street, please make the
necessary arrangements for cleanup.
SWALE PALMS
Swale palms are the responsibility of the homeowner. The Association provides two fertilizer applications per year, but in order to keep these trees
healthy, four applications per year are recommended. It is recommended to fertilize with Lesco 8-10-10 or 12-2-14. Please keep the trees free of
any dead or low hanging fronds, and keep them mulched. Ganoderma fungal disease has affected swale palms in the past. Please click here to read letter.
